What Infrared Imaging Reveals
Thermal cameras detect differences in surface temperature, which correspond to differences in moisture content, insulation density, and electrical load. Problems that show no visible symptoms are often clearly visible with infrared.
Hidden Moisture Intrusion
Water behind drywall, under flooring, or around windows often shows no visible staining until the damage is severe. Infrared detects the temperature differential caused by moisture long before visible damage appears.
Insulation Gaps & Voids
Missing, settled, or improperly installed insulation creates thermal bridges that show clearly in infrared. Common in fast-built subdivisions throughout Eagle Mountain, Lehi, and Saratoga Springs.
Electrical Hot Spots
Overloaded circuits, failing connections, and overheating breakers generate heat visible with a thermal camera, often before any tripping or visible damage occurs.
HVAC Duct Leaks
Leaking or disconnected ductwork loses conditioned air into unconditioned spaces. Infrared reveals temperature differentials in walls and ceilings that indicate duct failure.
Roof Leak Indicators
Water that has penetrated the roof and accumulated in the attic or at the ceiling plane shows distinctly in infrared, often before any water staining is visible on the ceiling below.
Radiant Heat Anomalies
Plumbing leaks, active water flow in unexpected locations, and heat from building components that shouldn't be generating heat are all detectable with thermal imaging.
How Thermal Imaging Works
An infrared camera detects and maps surface temperatures across the home's building envelope and interior surfaces. Areas with abnormal thermal patterns are flagged for closer evaluation. The inspection is completely non-invasive. No drilling, no demolition, no contact with the surfaces being scanned.
According to InterNACHI® Standards of Practice Section 2.2, thermal imaging can identify moisture intrusion, insulation deficiencies, and electrical anomalies that are invisible during a standard visual inspection. Modern infrared cameras detect temperature differentials as small as 0.1°C (0.18°F) enough to reveal moisture behind walls long before any visible staining appears.
The U.S. Department of Energy estimates that air leaks account for 25 - 30% of heating and cooling costs in a typical home. Many of those infiltration pathways are invisible to the naked eye but show clearly under infrared imaging as thermal anomalies in walls, ceilings, and around penetrations.
The InterNACHI® infrared certification requires training in how to properly interpret thermal images, distinguishing between a true moisture issue, a solar loading artifact, and a reflected temperature signature. Not all inspectors who own a thermal camera have completed this training. Checkpoint inspectors are certified to interpret results correctly.
Thermal images of significant findings are included in your inspection report alongside written descriptions and recommendations.
