Why Checkpoint Inspection Services

Most home inspectors in Utah County offer a visual inspection and little else. Infrared thermal imaging is typically a $150–$250 add-on. Foundation level surveys are even rarer. Checkpoint includes both with every inspection, not as upsells, but as the standard.

  • Full-home infrared scan, detects what visual inspection misses
  • Foundation level survey, measures differential settlement
  • InterNACHI® certified to the highest industry standard
  • Same-day report delivery photo-rich, system-organized
  • Instant quote by email, no sales call required
  • Serving all of Utah County, including new-construction markets
  • Clear reports written to inform, not to alarm
  • Inspector attends every inspection personally

What Clients Are Saying

5.0 stars · Utah County home buyers, sellers, and real estate agents

★★★★★

Josh was incredibly thorough. The infrared scan found moisture behind a wall in the laundry room that would have been a nightmare to discover after closing. The foundation survey gave us peace of mind. Report was in my inbox the same evening.

★★★★★

I'm a real estate agent and I've worked with a lot of inspectors. Checkpoint is the one I refer consistently. Same-day reports, arrival confirmations, and my clients always say the walkthrough helped them understand exactly what they were dealing with.

Jennifer K.
★★★★★

The foundation survey was something we didn't know to ask for. Our 1980s Orem home had measurable differential settlement that showed up in the report. We negotiated a price adjustment and budgeted for the repair. Would not have known without Checkpoint.

Frequently Asked Questions

What's included in every inspection?

Every Checkpoint inspection includes a full-home infrared thermal imaging scan and a foundation level survey. Both at no extra cost, these are typically $150–$250 add-ons elsewhere. You also receive a detailed, photo-rich report the same day.

How much does a home inspection cost?

Fees are based on property size and year built. Use our instant quote form to get an accurate price emailed to you immediately, no phone call required.

How long does an inspection take?

Most single-family homes take 2.5–4 hours. Larger or older homes may take longer. The infrared scan and foundation survey are performed as part of the same appointment.

Should I attend the inspection?

You are welcome to attend, but I recommend arriving for the last 30 minutes of the inspection. That gives me time to complete the inspection without interruption, and then I can walk you through the main findings, answer your questions, and explain any important concerns in person.

When will I receive my report?

Reports are delivered the same day as the inspection. Findings are organized by building system and include photos of observed conditions.

What is a foundation level survey?

A foundation level survey uses precision instruments to measure differential settlement and tilt indicators across a home's foundation. This reveals structural movement that is invisible during a standard visual inspection. Checkpoint includes this with every inspection — other companies charge $150 or more as a standalone service.

Why is infrared thermal imaging important during a home inspection?

Infrared thermal imaging detects temperature anomalies that indicate hidden moisture intrusion, missing or damaged insulation, electrical hot spots, and HVAC duct leaks — none of which are visible during a standard visual inspection. According to InterNACHI®, thermal imaging can identify issues that would otherwise go undetected until they cause costly damage.
