Provo has more housing diversity anywhere in Utah County. The BYU-adjacent neighborhoods, the historic downtown core, and the east bench developments each have their own construction era, ownership patterns, and inspection priorities. BYU Area Properties

The neighborhoods surrounding BYU, including much of south and central Provo. Have a high concentration of rental conversions, multi-family properties, and homes with high tenant turnover. Deferred maintenance is common in this segment. Systems that receive heavy use and limited upkeep, HVAC, plumbing, water heaters, electrical tend to show accelerated wear. Infrared imaging is particularly useful for detecting moisture intrusion that accumulates in poorly managed properties over time.

Historic Downtown Provo (Pre-1950)

Downtown Provo and the adjacent historic neighborhoods contain some of Utah County's oldest housing stock. Pre-1950 construction introduces inspection considerations that newer homes don't present:

The foundation level survey is especially meaningful here. Century-old foundations often show significant but documentable settlement that is critical information for any buyer or lender.

East Bench Development

Provo's east bench has a largely different inspection profile. Newer construction, larger lots, and different drainage and foundation concerns than the valley floor. Slope-related drainage, lot grading, and the foundation performance characteristics of bench soils are the primary concerns in this zone.
