Provo has more housing diversity anywhere in Utah County. The BYU-adjacent neighborhoods, the historic downtown core, and the east bench developments each have their own construction era, ownership patterns, and inspection priorities. BYU Area Properties
The neighborhoods surrounding BYU, including much of south and central Provo. Have a high concentration of rental conversions, multi-family properties, and homes with high tenant turnover. Deferred maintenance is common in this segment. Systems that receive heavy use and limited upkeep, HVAC, plumbing, water heaters, electrical tend to show accelerated wear. Historic Downtown Provo (Pre-1950)
