Home Inspections in Lehi, Utah
InterNACHI® certified inspection with infrared scan and foundation survey. Serving Traverse Mountain, the Lehi core, and all of Lehi's growing subdivisions.
Lehi's Growth Creates Unique Inspection Demands
Lehi has been one of Utah's fastest-growing cities for over a decade, driven largely by the expansion of Silicon Slopes tech employment along the I-15 corridor. That growth has produced two distinct housing profiles: fast-build production subdivisions in Traverse Mountain and the north Lehi bench developments, and an older established core with homes built in the 1970s through 1990s. Both require expert inspection, but for different reasons.
New Construction in Lehi
Traverse Mountain and the newer bench subdivisions north of I-15 represent some of the highest-volume new construction in the county. Fast-build production homes introduce specific quality control concerns: insulation shortcuts in hard-to-reach areas, HVAC and ductwork installation errors, and grading that doesn't consistently direct drainage away from the foundation.
Checkpoint's infrared thermal imaging scan is especially effective at catching insulation gaps that are invisible to visual inspection in newer builds. Foundation survey is particularly relevant given the expansive soil conditions common on Lehi's west and north-facing benches.
Older Lehi Core (Pre-2000)
The original Lehi townsite and surrounding neighborhoods include homes from the 1970s, 1980s, and 1990s. This era of construction has its own inspection priorities: aging HVAC systems, older roofing materials at or approaching end of life, plumbing supply lines that may include galvanized or early CPVC, and electrical panels that may not meet current safety expectations.
Infrared imaging in homes of this era reliably finds insulation degradation and moisture intrusion that visual inspection misses. The foundation survey catches settlement patterns in homes that have had 30–50 years to develop differential movement.
